​Peace of mind for HOME BUYERS...

We know the whole home buying experience can be extremely stressful.  Although the home inspection may at first seem to be just another thing to worry about, we want you to know that we are here not only to conduct the most complete and thorough inspection possible, but to help give you the peace of mind you need about your investment.

What to expect...
Part of your Home Inspection will be maintenance recommendations, minor imperfections and determining the life expectancies of various components of the house, such as the roof, appliances, etc.   These are good to know about but don't begin to cover the more important aspects of the inspection.  

The issues that matter the most generally fall into four categories:
1)  MAJOR DEFECTS: an example of this would be a structural failure
2). THINGS THAT LEAD TO MAJOR DEFECTS:  a small roof flashing leak, for instance
3) THINGS THAT MAY HINDER YOUR ABILITY TO FINANCE, LEGALLY OCCUPY OR INSURE THE PROPERTY
4) SAFETY HAZARDS:  for example, an exposed, live buss bar at the electric panel 


ANYTHING in these categories should be addressed.  Often, a serious problem can be corrected inexpensively to protect both life and property.

Generally, an inspection report will include an examination of the following major components plus more . . . 

Roof
Attic
Basement Dryness
Foundation
Siding
Built-in Appliances
Plumbing
Heating Systems
Interior Electric
Gutters
Hot Water Heater
Fireplace
Chimney
Insulation
Driveway
Most sellers are honest and are often surprised to learn of defects uncovered during an inspection.  Realize that sellers are under no obligation to repair everything mentioned in the inspection report.  No home is perfect.  Keep things in perspective.  Don't kill your deal over things that don't matter.  It is inappropriate to demand that a seller address deferred maintenance, conditions already listed on the seller's disclosure, or nit-picky items.
